Building a Commercial Development — Fine Grading

From Rough Grade to Fine Grade

Rough grading establishes the broad shape; fine grading corrects the remaining smaller deviations. Trying to finish while bulk quantities are still wrong can waste passes and disturb completed areas. The changeover should occur when levels are close enough, materials are suitable and the receiving surface is ready for controlled trimming.

Complete major excavation and isolate unsuitable ground.

Receiving operation and checks

Protect the finished area from uncontrolled traffic and schedule the next layer. Check local levels and continuity through joins, not only the average elevation.

Fine grading cannot rescue a weak formation hidden beneath a neat finish.

Council and Government Project Briefs

A government or council project brief should separate asset requirements from the choice of grading plant. Specify the surface outcome and acceptance evidence before inviting machinery-based solutions.

Review the proposed method against the brief and retain acceptance records. Check that design, grading, testing and handover responsibilities are assigned.

Building Pad Surface Handover

A building-pad handover must identify the formation, level reference and evidence for the intended foundation work. Geometry and material suitability are separate acceptance questions.

Obtain the structural and civil requirements for the pad.

Provide the builder with accepted level and material records. Check thresholds and surrounding runoff as well as the pad surface.
